Over time, parking lots develop cracks, which are common and easily repaired. If the cracks are not filled, it could cause more damage to the parking lot as water can seep under the pavement which causes the base to become unstable during the freeze/thaw cycle. The unstable base leads to more cracking and eventual pavement failure. Cracks which form intersections are a pothole waiting to happen.
Our team can fully inspect your existing asphalt and provide you with viable solutions that will keep your asphalt in good shape for many years to come. Crack filling is the process of injecting a hot pour rubberized sealant into isolated cracks in the asphalt pavement to prevent water from penetrating the sub-grade and stone base. Dollar for Dollar, crack filling is the most cost-effective asphalt maintenance for your pavement.

What type of crack fill material do you use?
We use a hot pour rubberized crack fill that is heated, dispensed and applied using a direct fire melter applicator. This machine will effectively fill cracks from 1/4″ to 2″ wide.
How long does it take the material to dry?
The crack filling material is applied at 300° F but cools to the touch in minutes. Sand is broadcasted over fresh crack filler to prevent tracking.
Why should I crack fill?
Water WILL get to the substrate through cracks in the asphalt. Over time, unfilled cracks will get larger and pot holes will form as the substrate foundation deteriorates.
When should a parking lot be crack filled?
Cracks should be filled when they appear.
Will sealcoat material stick to crack sealing material?
The two materials will bond but since the crack sealing material is designed to flex through a wide temperature range, the sealer will chip off from the crack seal. Expect a color difference between the two materials.
What time of year should a parking lot be crack filled?
We recommend crack filling annually. Crack filling can be completed at any time of the year including the winter months as long as it is dry. BUT, it is best to crack fill BEFORE the winter months. During the winter, water will get down in the cracks, then freeze and expand. This will cause the cracks to get larger.
Will the crack filling material track into my buildings?
The material will track if it is walked on or driven on before it has dried. During the hot months, crack filler softens. The sand helps prevent tracking.
